Additional Rate Details and Rental Terms
Price based on 4 people. Add $35/person per night for additional guest. This home can accommodate up to 8 adults and 2 children. Holiday Rate (Thanksgiving, Easter and Independent day week is different).
Please add 17.962%, 18.712% for 2026. 500 security deposit required with all stays. We offer further discounts after 14 days.

We accept Check and Credit card via Paypal for the initial deposit. We accept check for the full payment. Full payment is due 150 and 60 days prior to arrival. Minimum 5 nights booking and 14 night over Christmas unless the calendar allows. For longer stay, please contact us for a reduce special rate and policy.

We require a $1500 security deposit with 7 day stay, $2000 with longer stay. In case of sending check deposit, we will hold the home for 5 days after the offer accepted, the rental period will be opened to other guests after that.

CANCELLATION Policy:
If the cancellation is longer than 150 days before arrival, as soon as your plan change, I will appreciate if you can let me know via e-mail with the subject: " CANCELLATION". I will open up the calendar and hope to get a replacement booking during your reservation time. I charge $500/week cancellation fee ($100/day) and as soon as I can rebook the calendar again, I will return all the payment or security deposit back ($1500- cancellation fee) of $500 back to you.

In case that you notify me less than 90 days, I will still open the calendar for rebooking. If I can get rebooking during that time, I will return all of your payment (minus $500 cancellation fee). I will also offer a special deal during the cancellation period to get the rebooking as soon as possible. Let say, instead of $3500/week, I might offer $3200/week special deal during that time and hope to get rebooking as soon as possible. I then will deduct the different in the rental cost (in this case $3500-$3200= $300) and charge back to you. I will return the rest back to you. Finally with all our effort, if there is no rebooking during your cancellation time, there will be no refund.
