IMPORTANT: In an effort to reduce the overwhelming inquiries we receive about rates, holiday premiums, minimum nights required over certain holidays, availability, and location, PLEASE check them here {everything IS correct and current} and read ALL of the following details PRIOR to contacting us. We are always happy to promptly answer any other questions. Or, please let us know if/when you are ready to book a reservation. {Online booking is not yet available}. Due to time constraints, frivolous inquiries ~ generic, those with no message, those that request information already posted, those that request a "quote" or a "total" {just multiply the number of nights by the posted rate, add the posted tax, add the posted cleaning charge, add the posted refundable damage deposit, add any applicable holiday premium/dog fee, and deduct the posted/applicable discount} are deleted. Those for more than 10 persons {this, of course, includes children of all ages} are also deleted. All posted reservation costs are clearly detailed in the ZellePay/PayPal invoices for guests to review PRIOR to paying AFTER they advise us that they are ready to book.
CANCELLATION POLICY: If reservation is canceled for any reason 30 days or more prior to arrival date, all monies {including tax/fees/damage deposit} will be immediately refunded in full, minus a $100 cancellation fee for administrative cost of drafting Rental Agreement, blocking booked dates, etc. Otherwise, all reservation funds {excluding damage deposit} are subject to forfeit. No Refund is provided for reservations that include a Federal Holiday {when U.S. banks/post offices are closed} or Federal Holiday weekend. This includes check-out day. Other dates can be changed to another time if available with at least a 15 day notice. However, reservation total must be equal or greater than that being canceled. All guests are strongly encouraged to purchase insurance. Please enter "ConsumersAdvocate.org" and then "travel insurance" in a search engine for the highest rated companies that will protect your reservation funds in the event of a problem relating to health, illness, injury, death, weather, electricity/water/WiFi/television outage, transportation, attraction closure, event cancellation, employment, travel mates, relatives, pets, or ANY other emergency/extenuating circumstance. Be sure to choose a "Cancel for Any Reason" policy.
