"Pictures can be quite deceiving. Walking into this property was so disappointing. The smell was terrible. So much so that we immediately got some coffee brewing to help with the smell, but it didn’t help much. There was something leaking in the fridge and I think that’s the source of the disgusting smell. The surface was cleaned well enough, but overall it felt just gross. One of the beds had a bunch, and I mean a bunch, of short black and curly hairs on the “clean” sheets. It was disgusting! It felt similar to staying in a hostel. The neighborhood was super dicey. There’s a bum encampment about 2 blocks away. We felt dirty and unsafe the whole time. We were so grateful that all we had to do was sleep there. The one bathroom was so small and dirty it was almost useless. The other bathroom was probably this houses nicest feature. It was a nice shower at least. We were not contacted with any complaints about this stay during or since, but we most certainly would not have allowed any of the conditions claimed in this review to exist. The fact that this was submitted more than two months after the supposed stay makes it suspect to begin with, and unfortunately buyer's remorse also happens. We hope most people pay more attention to the vast majority of our reviews being four and five stars in the decade we've been hosting this property on Vrbo. Occasionally people just don't like our property, or the neighborhood, or their vacation goes bad for whatever reason. We are truly sorry when a guest doesn't enjoy their vacation, but we do everything we possibly can to prevent that from happening and it shows from all our positive reviews.

"It was a nice place to stay. Nearby has a grocery store, which helps with dinner and breakfast. The only problema is that we needed to pick up the sofa to have everybody sleeping (we were 9 people, and the site said we were able to take 10. I don´t see a way of accomodating well 10 people in the house.) We asked for an extra mattress but we didn´t find it in the property. But the overall evaluation is very good. It´s a nice place to stay. I would come back, but only with 8 people. And it should be in pairs. It was a pleasure have Josiane and her guests. Unfortunately I missed her message requesting an air mattress, my mistake! But we do have one available. Also, our listing says we sleep 8 in beds, but we have a max occupancy of 10. We will accept up to 10 people in a reservation since we have many families traveling with toddlers or infants who don't need a bed, share a bed, or use our portable crib. "We really enjoyed the location of this property. We arrived late in the evening the property is not very well lit so if you plan to arrive late, be prepared with your phone flashlight. The house was very inviting, we all felt very comfortable and safe. There were a total of 6 of us who stayed. We did switch beds to our liking (kind of like musical chairs). It was slightly cold during our stay but after plugging the space heaters in, we were fine. The deck off the loft was a nice treat early in the day and late in the evening. The steep staircase was a bit of a challenge for all. The water pressure in one of the showers was not great and had some temperature issues. A crockpot was listed in the description but wasn't available; however, wasn't that big of a deal. We just changed our dinner plans. Overall the house was conveniently located, close enough to USC, the beach, and touristy attractions. The check-in and check-out process were very easy. Perfect for families. It was a pleasure hosting Anna and her guests. We apologize for no longer having a crock pot, it has since been taken off our list of amenities. Thank you Anna for pointing this out to us. For any future guests, we do have central heating in the home. When having a large group of guests, the water heater can run out of hot water or fluctuate if water is being used in more than one place in the house.

"We had a great stay at Stephanie's house. I am from Los Angeles originally and chose this house because of the central location. 7 mins from Universal, 25 mins to the beach, close to downtown, Hollywood/Highland, etc. It's also in a walkable area and we enjoyed walking to the supermarket and there are several restaurants 3 blocks away. House itself is very cute and comfortable. For being in the middle of Hollywood, it felt very safe and very private. The parking was also a huge plus. House is small, but laid out in a way where it feels spacious. I traveled with my husband and 4 children and we were not on top of each other at all. "Our family of 9 had a wonderful time here, it fit us all very well. The patio out front was very nice to relax and have a glass of wine. There is a lot of traffic on this intersection, but with all the foliage, it was very private. Universal Studios is only 10 minutes away and the traffic never hindered us at all there and back. We took Uber's to downtown which is so worth not having to find parking there and they were always only a minute away. There are some great places to eat down the street, only about 2 blocks which we walked. There is a gated drive way, but will only fit one large car or maybe 2 very small cars, so if you are planning on bringing 2, make sure you plan on parking the other on a busy street with time limits and street sweeps. After we figured out the schedule, we just made sure we were gone during the non-parking time and came back in the evening when it was ok to park again. In our 4 day stay, we only had to go find a parking place out of the way once. Everything else was wonderful, convenient and relaxing during our stay. "After my wife was released from the hospital for a delicate spinal chord surgery, comfort and ease of getting around our place to stay was very important. We were VERY impressed with the home and the layout for our stay. "We felt very comfortable in this house, it is gated, locked and has great amenities. We had seven people in our party and we had plenty of space. Two of the beds were a bit hard for a few of us more of a preference thing and one room does not have AC, but the loft, master bedroom, and bedroom under loft stayed pretty cool. The kitchen and laundry were fully stocked though we didn’t find the laundry soap until we were leaving. Owner and manager were VERY helpful and responded immediately when we had questions. Parking for one car was great. We did not have problems with the parking as long as we moved the spare car by 8am every day. The deck off the loft was lovely and we enjoyed dining in the moonlight. "Nice neighborhood! Access to house is on Franklin. which is fairly busy. Parking is a premium in area so the safe, fenced parking is great. We had a mini van and it was a good fit. The house is fenced with a small walkway around the front and back of the house, an outdoor table on side, and the house backs up to a 2-story apartment complex. Interior of house was clean and well stocked. Furniture was basic, nothing luxurious here, but it worked for our needs. Main area window air conditioning unit did not work on arrival, but was replaced within a couple days by owner/manager. No central AC. Would need to be comfortable sleeping with windows open to be comfortable when it’s hot out. Cable access in main room and WiFi throughout house. 3 bedrooms and loft plus 3 bathrooms. Water pressure in showers was poor. This may just be typical of the area. The upstairs deck was relaxing at the end of a long day. It is accessible from the loft. Steep staircase to loft. Overall, the stay was nice and we were really happy to have a place to stay as a large group in this area. The owner and her property managers had good communication and were very helpful. "My family and I stayed here for five nights and six days and had a blast. Our three young boys really enjoyed hanging out in the loft area which granted them space for toys, reading and coloring while my wife and I relaxed in the living room and rooftop deck. This home had plenty of character along with modern amenities. And having a gated, private parking spot was a plus! The location is blocks from major retailers for both food and clothing as well as minutes from The Griffith Observatory, Universal Studios and the Hollywood Walk of Fame. I highly recommend staying here and we will do so with our next trip to SoCal. "Thank you for renting us your property for the week of Christmas. We wanted a place where we could hunker down, cook, take it easy without having to drive any where and that was pet friendly, and this property met that goal perfectly. The house was roomy, clean and well-supplied. Entrance was made easy so that we didn't need to worry about arriving at a specific time. The neighborhood was great with lots of organic groceries and conveniences within easy walking distance. (The home is in walking distance not just to a Gelson's but to an organic convenience mart as well as a Thai restaurant!) Even downtown Hollywood was an easy stroll with of course a ton of great restaurants if you're so inclined. The beds were comfortable. Our pets were made to feel welcome, and it was easy to get off the property and walk them safely day and night. The house was made secure as well. We wish'd we had access to more cable stations and we didn't want to enter our personal codes into the Roku to get to a selection of movies. But that's a minor criticism. The view from the rooftop deck was amazing. We highly recommend that if you're traveling during a cold season, that you check with the owner to see if they have weather-stripped the back patio door on the side of the house and the kitchen window where the AC unit hose is vented (there's a 1-inch gap there and huge gaps in the patio door that just allows all the heat to pour out and the cold to pour in). We were unable to keep the heat in the living room until we plugged the leaks with a lot of paper. The first night, we could not get that room above 57F until we we plugged the leaks. The two bedrooms we used -- the master and guest room with the stair case up to the loft -- were well-sealed and comfy. The kitchen was well-appointed with supplies, dishes and flatware. While we brought our own towels, sheets, plates, flatware etc as recommended, there was plenty there as well. We came in a 21-foot van RV that fit in the gated drive with two feet to spare on either side. A full-sized RV will fit tightly. Please know that you should back into the drive because if you do not, you will have to back out onto a street that is high traffic day and night. There is a traffic light just before the house entrance that can help you time backing into the drive, though your travel companions should also help guide you in. "Our only complaint was that the laundry wasn’t working so we couldn’t wash clothes as we had planned. The property mgmt made an effort to fix it after we brought it to their attention but it was too late on a holiday weekend. Next time I recommend getting the cleaning staff to report those types of issues early. Owner offered to pay for laundry service but that was too late also for a holiday. We had the laundry repaired, but unfortunately it was after the guests departed because it was Thanksgiving weekend and a part had to be ordered. We were not aware of the problem until about an hour before their arrival, as our laundry is taken off-site to be done when we have a same-day turn-around. All laundry facilities are now in working order, and we will always do our best to fix problems like this as soon as we can.

It is unfortunate that there was unusually high temperature in the area during the first few days of this guest's stay. We provide a permanent air conditioning unit in the loft and a portable unit on the main floor for the very infrequent occasions when they are necessary, as the vast majority of the time the area climate is quite temperate. Regarding the towels, we provide two per guest and a washer/dryer, which is typically more than adequate to accommodate even the largest group staying in our home, but we even gave this guest access on request to our restricted linen storage for additional towels. Furthermore, we do not allow stained linens of any kind to be provided, as we promptly remove any such linens completely from inventory.

"We enjoyed our stay here. As other reviewers mentioned, it is on the corner of 2 busy streets. We had a big SUV and fit perfectly in the driveway but can pose a problem to future guests that bring more than one vehicle. You can park on the street but the neighbors take up the spots by the house. When backing out of the driveway, the driver will need help because of the traffic. The area is relatively safe even though it may not look like it. There are people walking down the neighborhood all the time. The home had everything we needed. We really enjoyed our time there. The amenities states that the house has a/c; it does not. I thought maybe the house had window units; again it does not. The house has a portable a/c that is okay. LA weather gets cool at night so we would open a few windows and turn on ceiling fans and extra fans around the house that made it cool. Most houses in LA don't have a/c anyways. We were pretty much gone all day and come home at night. The house has cable and ROKU. I've never used ROKU before but Stephanie had directions on how to use it. We would be tired at the end of the day that I really didn't bother trying. You really can't beat the location of this house. It's an older home but it has charm. The kids enjoyed staying up in the loft. The stairs to the loft are steep so I would not recommend older folk sleeping upstairs. I had a few questions for Stephenie that she answered promptly. We didn't need to contact the property manager for anything. Stephenie has a binder with helpful tips and a book guests can sign (which I enjoyed reading). Check in and check out instructions were clear. Guests are in charge of putting trash in the trash cans but the property manager will put trash out on trash day. It is true we only have a portable AC for the first floor of the house, but we do have a wall AC unit in the upstairs loft. August does tend to be the hottest month in LA, wish it could have been cooler! Glad the kids loved the loft space!

"Very cute and extremely convenient L.A. oasis! Was a bit warm for sleeping at night (August) with no real A/C (only fans, which did help a lot with noise from busy street). Kids' bedroom upstairs was coolest in house with roof fan and A/C window unit, so they slept great! Would highly suggest getting A/C window units for all bedrooms (3 on 1st floor)... the portable unit set up in the kitchen was just not enough to cool the whole first floor (even with all the fans provided throughout the house, not shown in pics)... gated parking super nice, but still a challenge pulling out onto very busy street. And, steep ladder/stairs to 2nd floor was fine for our 12 and 16 year old, but would not work for younger kids or older adults. I was barely brave/nimble enough! Still worth it for the space and being 10 minute drive from pretty much anything (for us, it was Universal Studios, Paramount Studios, Hollywood Bowl, Walk of Fame, Madame Tussauds, La Brea Tar Pits, Griffith Park and Observatory and Hollywood sign)... loved the book with suggestions for restaurants (many in walking distance!)... "Buyer beware, no central AC, it's hot in Los Angeles in July. I was told there was AC. Plus I called the owner to discuss, she never returned my call. We were into this by a lot and there was no way for us to cancel and stay elsewhere our hands were tied. It was hot, i couldn't even do my makeup in the house without melting. Very uncomfortable!!!! We do everything possible to be completely transparent about our property and to ensure that all our guests have the best possible stay. For these reasons our guests are almost always completely satisfied, as our property description is clear and we respond immediately to any issues that may arise. We disclose exactly what our house features in the amenities section of our listing, where we clearly state that there is no central air conditioning. Very few houses in the LA area do have central air, as the area has a temperate climate year-round and only on occasion are there extremes of heat or cold. But for occasions where there is heat that is higher than normal, we provide a substantial portable air conditioning unit for the ground floor and a permanent wall-mounted unit for the loft space. Additionally, at no time did we receive communication of any kind that this guest had any problems whatsoever. We would have no reason not to respond immediately to any such communication, as we make ourselves available 24/7 for anything our guests may need.

"Very centrally located in the Hollywood area. The house has “old bones”, but is well updated, clean, and stocked with everything we needed. Pros: 3 full bedrooms, so lots of room The loft has lots of space, good place for kids to get away. The ladder is very steep and there’s some heating equipment up there so not good for very young kids, but 5-20 would love it Walking distance to Hollywood Boulevard and other attractions. Safe feeling neighborhood. Well stocked, plenty of pots & plates. Lots of material about neighborhood provided. Enough space for people to get together if they wanted to, or get away if they wanted to We didn’t use the outside sitting areas, but they were available for some private space. Owner was very helpful ahead of our stay, making recommendations on things to do Not fully ADA compliant, but my dad with 3 hip replacement surgeries was able to get around easily. Cons: The biggest cons aren’t directly against the home, but traffic in the area can be terrible. A gated driveway is available, but we couldn’t fit two vehicles. Even with some jockeying of our other car, we still managed to get a $60 parking ticket one morning. There is a map with parking laws on the fridge, but it’s something you constantly have to think about. Backing out of the driveway onto the busy street was an exercise – we had one person on the sidewalk directing when the road was clear. The house is directly on the corner of two busy streets, with very little yard. The road is about 20 feet from bedroom windows. The house does a good job keeping noise out, but at 6am on weekdays it starts getting very noticeable. We found a box fan on the last day that we used for white noise that helped a lot. We found traffic in the region was terrible, possibly due to events going on. We tried to go to Griffith observatory, but there was a concert that night so most parking was blocked. It took 45 minutes to get to the top, and then there was no parking so we had to just go back down. The night we went to Hollywood boulevard it took 45 minutes to go the 1.7 miles to get back . Other reviews and the owner mention the parking and traffic, so it wasn’t a total surprise. It is an “urban” home, which has pros and cons. We had seven adults at our stay and enjoyed our time there. This is a great review which describes our home and location perfectly. We are centrally located and close to everything, but with that can come traffic and noise. That's the burden and advantage of being in the heart of Hollywood :)

"The accomodations were ideal for us. Including myself there was my mother, my daughter and 2 granddaughters (11 - 15). After sightseeing everyday it was nice to come back to the property and walk to dinner at various restaurants in the neighborhood that were all good. It is very disheartening to read this. I offer my greatest apologies to these guests. There was a mistake with the scheduling of the cleaning crew, and unfortunately the guests arrived before the property was cleaned. We did the best we could to remedy the situation ASAP. As for the other complaints, we will address what we can. However, some items are just a reality of our property. We note in our listing that the loft is not appropriate for the elderly, we list that we have a portable AC unit and not central AC, and we are in Hollywood and note that it is an urban area. It was unfortunate that our property did not suit our guests needs or expectations.

"Overall the place worked well for us! We got information on accessing the place far in advance and keyless entry made our arrival hassle-free. The house had all the necessities: plenty of towels, linens, extra blankets. It was also nice to see a few bottles of watet stocked in the fridge for guests. Bathroom had shampoos, soap, and plenty of toilet paper. So we didn't run into anything we needed but didn't have in the house. All the amenities worked well in the house: toilets, showers, etc. Beds were pretty comfortable. The house seems to be a bit on the older side, but well maintained and clean. "April of 2016 my family ( a group of seven) went to the Hollywood area for vacation. We found the Franklin Village on VRBO and thought it would be a good fit for the first part of our vacation. We were right and the house perfect and had pleanty of room for everyone. Working with the owner both before and after was a pleasure. She answered every question and I felt we were in a safe , clean home for our stay. If we end up back in area we would definitely stay there again!!!!! If you have kids it's perfect! There are three bedrooms on the main floor with a lofted bedroom with two twins upstairs for the kids. The stairs are a little steep so make sure the kids stay upstairs. Not to mention they have a roof top deck from the loft so the kids will have a great location. There is a great little patio area that was great for morning coffee and evening family hanging out. "Came to Hollywood for my brother's bachelor party and Stephanie welcomed our crew with open arms. Had 9 guys and that was no problem for Stephanie at all. Nearly every other property turned us away once they heard 9 guys were coming but not Stephanie. She let me know that there was sleeping arrangements for 8 but knew we had 9 - so she had her crew set up an air mattress in the loft which my friend told me was just as comfortable as a bed. That loft area is so cool (although quite steep) - we all had a blast hanging out on the rooftop balcony is connected to the loft. All the beds downstairs were more than up to par and the living room was perfect for all of us to sit around and watch a game on the TV. The outdoor patios on both sides were great for being social in the nice weather and the sliding gate for the parking was as simple as just pressing a button. The kitchen was fully equipped which enabled us to make a nice bacon and eggs breakfast one morning. And one of the showers is better than the the other - but that's the story for almost every house. Cleaning crew had this place perfect for us and I definitely would stay again. The only complaint I have is for that nosy next door neighbor who always had something to say. He wasn't so bad - did not change our fun for one second - but was annoying and could certainly do without him. Listening to 9 guys for a few days must be annoying - but not as annoying as his mouth. This review was unexpected and disheartening. We have been in business for over 5 years and have hosted hundreds of happy guests, so I take any guest’s complaints very seriously. Unfortunately there are some inaccuracies that I would like to address. I responded within one hour of receiving an email from this guest letting me know that she felt the kitchen and fridge were dirty. I did in fact offer to send back the cleaning crew. She responded “no worries”, said she cleaned it, and sent me photos of what appeared to be a few small crumbs in the fridge. Until this review, the guest made no mention of any other cleanliness problems with the property. She did not accept the offer of having the cleaning crew return, so I naturally decided that the issue must have been resolved to the guest’s satisfaction. Unfortunately our washer/dryer needed repair, which I emailed the guest about the week before her arrival. It was serviced the day of arrival but could not be immediately repaired, and after several subsequent examinations it was determined that the unit could not be repaired and would have to be replaced. The suggestion that they could take their laundry to a full service facility right down the street to have it washed and folded for them was a sincere attempt to help them with the situation. I regret that our nearly new washer broke, but this was completely out of our control. I apologized and offered a perfectly reasonable solution. The guest emailed me asking for a discount due to these problems, and supposedly followed up with 3 other emails. These are the emails she refers to that I never answered. I honestly never received these emails, likely because they were not properly processed on the guest’s end (which often happens when people are traveling), and only now have copies of them that she sent me after writing the review. I simply have no reason not to respond to a guest’s emails. The logical conclusion most would take when not receiving a reply to an email is that the intended recipient did not receive it, and the most reasonable course of action would then have been to follow up through some other channel. We welcome our guests to call our property manager or us directly at any time with any problem. I really have no idea why this guest reacted the way she did in this review, but the vast majority of our reviews are evidence of the high quality we strive for and deliver to all our guests.

"Loved it! We chose this house b/c it is close to where the Musicians Institute is. We took a family member to LA for school there. There were 7 of us traveling and this house was just right in size. There were a few incidents that we encountered: -one rude homeless person: we just shut the heavy gate behind us and he went away. -the dryer malfunctioned: Jose offered us the choice of using one of the other w/d in a different property or he would give us coins for a Laundromat. -one parking ticket for not being off of the street for street sweeping: the sign is covered by a tree and we were resourceful enough to call the city to dispute the ticket. (Not the property owners fault!) -the BBQ grill is on the roof-top deck: not that we used it, but the stair case to get there is steep and it would be tricky to get the BBQ supplies up there. (Maybe another guest put it up there.) The downers: There is a lot of noise, but it's LA!! And as Stephanie points out, a VERY urban neighborhood. It quickly became white noise for me and wasn't anything I couldn't handle. The traffic is terrible and trying to find parking when you have more than one vehicle is awful!!! But again, it's LA!! We walked all over the place and I even felt safe enough to walk all over Hollywood Blvd and back to the Wilton house alone. There are tons of people out jogging, walking, biking all of the time! "I was double-booked at another place and luckily got in touch with Stephanie and booked this rental in one day! I was so glad I did! She made me feel so at ease on the phone and her property manager Jose was available the one time I had to give him a call (keyless door entry). Then he called me twice throughout the trip just to check up on us! Great service! I also liked how they had a binder at the coffee table with all the info to attractions, restaurants, grocery stores, etc. That was super helpful! The place is what you see in the photos. It is so close to everything...maybe 5-10 mins...to Hollywood Walk of Fame, Universal Studios, Warner Bros., etc. Some people say that one could walk, take the subway, or bus, but I would NOT recommend this. The house was in a perfect location for the family activities we planned -- a picnic at Griffith Park in Los Feliz 15 minutes away, walking distance to improv comedy at the Upright Citizens Brigade and 15 minutes to the Hollywood Bowl. "I rented this house and paid them full charge plus security deposit before my trip to Los Angeles from Sep 16th to 22nd, but I had big problems when staying in this house: 1. There are too many ants in the house, in bed, sofa, dustin, nearly everywhere. The ants made us hard to sleep during night and they are still there even their property manager Deanna tried to kill the ants on 19th 2. The washing machine is very dirty when we arrived, we spent several hours clean the washing machine, and then tried to wash few clothes, but all clothes became more dirty after washing, and we have to threw away the dirty clothes 3. I complained the dirty washing machine to the landlord, and they sent the property manager Deanna to fix it on 19th afternoon, when we came back, the washing machine is still running on hot water, heavy load and regular wash. It kept running for several more hours, so I have to reset it to stop it. And then I tried to wash my clothes, I found a bottle of detergent near to the washing machine, double checked the outside marks and make sure it is detergent, and then I put my clothes in and poured the detergent, but suddently, I found my 10 t-shirts and 1 pants all changed color suddenly, the detergent is actually bleach. Someone put bleach in detergent bottle before we checked-in. 3. Then I tried to test the washing machine by washing the destroyed clothes to see if they fixed the machine, I started the washing machine as mediumn load and regular wash from 8:00am (I thought there is some problem with the regular washing after the property manager's visit), but it is still running when we returned at 8:00pm. We encourage potential guests to read all of our reviews and consider that the vast majority of them are quite positive before using this particular review as an indication of our rental experience. Unfortunately a very small minority of guests will be unsatisfied with a stay due to personal rationalizations or circumstances that are beyond our control. A guest can leave comments in these reviews for any reason whatsoever, however false and misleading, with no accountability for such statements. We actually allowed this guest to stay in our home at a special rate due to the last minute nature of the reservation, so the opening statement of the review immediately contains a falsity. This provides an indication of the credibility of the entire review. The guest also indicates there were “too many” ants in the house. He did not even mention a problem to us until 5 days into a 6 night stay and we immediately had someone come to the house for treatment, after which the guest was completely satisfied and made no further comment. This demonstrates the minor nature of the incident. Regarding the guest's problems he had washing his clothes, we use the provided combination washer/dryer and clearly labeled bottles of detergent and bleach in our cleaning process between each guest and have never had any problems doing so. We are happy to allow guests to use these items, but we cannot be responsible to ensure they do so properly. All we can do is provide them in working order, which we clearly do as evidenced by the experiences of our many past guests and our own ongoing use of the items. We would have been glad to help the guest avoid the many mistakes he made in washing his clothes, but we were unaware of the extent of his confusion until after he had departed. He then initiated a claim with our payment processor and submitted this review to attempt to coerce us into paying for his own mistakes. Also, to try to reconcile with the guest we even fully refunded his security deposit even though he left our house in complete disarray, requiring significantly more cleaning than usual. But unfortunately we were unable to reach an amicable resolution, so in the end we must accept this review since we cannot control the unethical behavior of others. Again, though, we encourage potential guests to consider the many satisfied customers we have had over the years, as evidenced by our other reviews that are only a small sampling of our numerous happy past guests.

"My family (3 kids) and husband arrived at the house and were just thrilled! The pictures did not do this house justice. The house was extremely clean, very spacious, well decorated, well stocked, and everything worked perfectly. The beds are very comfortable and we slept very well. The kids loved the loft which has a wonderful patio off of it. The back area was a plus and we enjoyed the BBQ and lovely garden. We had a secure parking spot and the neighborhood was central to all the fun. We walked many places including the many, many restaurants on Franklin Avenue. "I stayed at the Frankin Village home with my family for a four day break as part of our visit to California. We travelled as a family of 4 adults and 1 two year old toddler. The house is in a good location on Frankin Ave, although the street/road noise can get a little loud at night when you are trying to sleep. In my opinion, the house isn't really suitable for families travelling with small children. There is a distinct lack of outdoor space for children to play in - the space that is there (e.g, the BBQ/patio area) is small and unsuitable for small children due to the gravelled surface and number of steps/ledges. The lounge area and kitchen are well appointed - however, the rooms are a lot darker than the pictures portray - there is very little light coming in from outside due to the hedge at the front of the house which blocks a lot of the natural light. The master bedroom and bathroom are very nicely decorated, however the other downstairs bedrooms are a little dated and less luxurious. The air-conditioning system wasn't great - which was unfortunate in 80 degree heat. It would have also been great to have an electric kettle to make tea/coffee. A hob kettle was provided, but this took at least 10mins to boil, meaning us Brits were parched waiting for a cup of tea!!! The house is great for adults or families with older childern. It is unfortunate that our property can not be perfect for everyone, but our goal is to provide the best experience we can for our travelers and to be upfront with as much information as we can about our property, so potential guests can plan accordingly. Our house is located in an urban area, so street noise is an unavoidable reality of choosing an urban location. The benefit is that we have lots of shops and restaurants within walking distance from our home. Because of our urban location, we do not have a large lot with a backyard for children to play. Our photos, and descriptions in our listings are accurate in our description of only having a rooftop deck and small dirt and cement patio. As for the rooms being darker than the photos portray, this can be affected by how bright a day it is, or how thick our tree border surrounding the property is at the time. While these trees may block a lot of the sunlight coming in when they are thick and in full bloom, it also creates wonderful privacy and prevents heat from getting into the house. Our décor has been designed with our own personal eclectic taste of mixing modern with vintage. So what may be outdated to some, is just a reflection of our love for using vintage furniture. Our house does not have air conditioning. To adjust for our lack of air conditioning, we do have ceiling fans in each room, as well as portable fans throughout the house. We will do the best we can with what we have to provide the best stay possible, and are always working on improvements. As much as I would love to receive a 5 star review from each guest, I do appreciate all the information this guests supplies, since it may help people reading this review decide if the property is right for them. At the end of the day, we strive to provide a clean and comfortable environment for our guests, considering the type of property we have…. One with a great location in the heart of Hollywood… an urban area with California heat!

"My best friends were coming in from literally all over the world for my wedding. I wanted to make sure they were in a central place where they can walk to places or easy cab rides in the city. As well as close to where I live. First of all, this house was fully equipped with everything they need. Clean and well kept and pretty secluded, considering it was on a busy street. If you don't mind the street level noise, which we didn't, then this is the place to stay. Lots of eateries and bars around that we all walked to. My friends loved that they were in the city, yet this neighborhood did not get as busy as you would expect in Hollywood. It was perfect. The rooms were comfortable, bathrooms clean, living area and kitchen well maintained. The loft is a little tricky to get in and out of but we LOVE the balcony attached to it. My transaction with Stephanie was smooth with no problems whatsoever. She is super nice and accommodating and really worked with me on additional requests I had with checking in and out. You would never have had this kind of treatment staying at a hotel. If you are a large group and want to be close to each other (which we did!) then renting this home is super ideal. "Enjoyed our stay very much. Location of property is very good. Accessible to most places. I came with my kids and drive to Disneyland and San Diego was a good distance. A good size, complete with amenities: washer, dryer, dishwasher, television and other stuff: toiletries, towels, sheets. Property was clean when we arrived. "This was a nice place. It wasn't the first place we had selected and were moved several times. That said, the rooms were nice, it was clean. The upstairs loft stairs are very steep and the two twin beds might work best for kids. (The adults kept hitting their heads on the slanted ceiling!!) Also, only one car fits in the parking space and you might have to search several blocks for on street parking. The owners are very nice and accomodating. Our house is located in an urban area, meaning that street noise may be an issue for some people. The benefit to such a location is that we have lots of restaurants, coffe shops, and groceries within walking distance from our property.

"Considering we were a big group of 10 adults, the property was able to comfortably accommodate all of our needs. The location was great for what we wanted to do and was within minutes of everything LA; Hollywood, Universal Studios, downtown LA. You just can't beat traffic though. =( One thing I would recommend is air conditioning and a custom 'to-do' list within the vicinities. There were times where we didn't know what to do late at night and a guide would've been vital. If you don't plan to do air conditioning, gated windows would be a great addition for air circulation while keeping tenants safe. "I rented this place for a weekend getaway with a few of my friends. The house was perfectly set in the middle of Hollywood, grocery stores, and Hollywood Blvd was within 1 mile. Spacious enough for 8 people. It was well kept and had clean towels but the kitchen Supplies (pots/pans) were lacking. The stairs in the house was scary and steep. we didn't have air conditioning and it was really hot in the hundreds when we were there for 4th of July weekend. I would recommend more Fans or air conditioning. Beware of Parking Signs. Property manager were prompt and took care of any issues we had. "We loved this property! even though on the corner of a rather busy street..close to the supermarket, restaurants, and Los Angeles highway #101 for easy access to whereever you wish to travel to. Colorful, comfortable, and we felt secure. The rental manager explained how everything worked and you had access to him in the event something went wrong. (nothing did!) One suggestion is that two of the bedrooms lack closets, so perhaps hanging racks could be bought for those rooms and a dresser for the back bedroom. Plenty of linens were available as well as extra blankets for those chilly LA nights.. We talked about another trip out to the L.A. area and would definitely consider staying here again. "This little house was the perfect size for my four friends and I (and we're talking a ladies' vacation of 5 women, picture the amounts of suitcases and shopping bags here). It was large enough for all of us to have space and feel comfortable, but not so big that we needed to shout through the house to one another. The property itself was in a perfect location - we were literally fifteen minutes away from everything! It was also two blocks away from my favorite coffee shop in Los Angeles, which gets a huge plus from me. The only downside is that the master bedroom is at a fairly busy corner, and sometimes larger vehicles passing by it caused it to shake. Everything was clean, and Scott couldn't have made things easier for us. He was extremely accommodating from the first phone call when I inquired about the property to the last email that I sent after the trip to thank him. We had one or two minor issues with a couple of things, and he responded to my email within minutes, and fixed the problem pretty much instantly. The house was private, spacious, clean, and well kept, and we lacked absolutely nothing while we were there. It was awesome to share a house with my all of my girlfriends rather than be split up into hotel rooms. We went out, we stayed in, we felt comfortable and we had a great time. I wouldn't hesitate to rent this or any property managed by Scott in the future.
