"Pictures can be quite deceiving. Walking into this property was so disappointing. The smell was terrible. So much so that we immediately got some coffee brewing to help with the smell, but it didn’t help much. There was something leaking in the fridge and I think that’s the source of the disgusting smell. The surface was cleaned well enough, but overall it felt just gross. One of the beds had a bunch, and I mean a bunch, of short black and curly hairs on the “clean” sheets. It was disgusting! It felt similar to staying in a hostel. The neighborhood was super dicey. There’s a bum encampment about 2 blocks away. We felt dirty and unsafe the whole time. We were so grateful that all we had to do was sleep there. The one bathroom was so small and dirty it was almost useless. The other bathroom was probably this houses nicest feature. It was a nice shower at least. We were not contacted with any complaints about this stay during or since, but we most certainly would not have allowed any of the conditions claimed in this review to exist. The fact that this was submitted more than two months after the supposed stay makes it suspect to begin with, and unfortunately buyer's remorse also happens. We hope most people pay more attention to the vast majority of our reviews being four and five stars in the decade we've been hosting this property on Vrbo. Occasionally people just don't like our property, or the neighborhood, or their vacation goes bad for whatever reason. We are truly sorry when a guest doesn't enjoy their vacation, but we do everything we possibly can to prevent that from happening and it shows from all our positive reviews.

"We would definitely rent this house again. It was a perfect location for where we were sight-seeing in LA. The house was very comfortable and well insulated (we couldn’t hear the noise outside although it’s next to a busy street). "It was a nice place to stay. Nearby has a grocery store, which helps with dinner and breakfast. The only problema is that we needed to pick up the sofa to have everybody sleeping (we were 9 people, and the site said we were able to take 10. I don´t see a way of accomodating well 10 people in the house.) We asked for an extra mattress but we didn´t find it in the property. But the overall evaluation is very good. It´s a nice place to stay. I would come back, but only with 8 people. And it should be in pairs. "We really enjoyed the location of this property. We arrived late in the evening the property is not very well lit so if you plan to arrive late, be prepared with your phone flashlight. The house was very inviting, we all felt very comfortable and safe. There were a total of 6 of us who stayed. We did switch beds to our liking (kind of like musical chairs). It was slightly cold during our stay but after plugging the space heaters in, we were fine. The deck off the loft was a nice treat early in the day and late in the evening. The steep staircase was a bit of a challenge for all. The water pressure in one of the showers was not great and had some temperature issues. A crockpot was listed in the description but wasn't available; however, wasn't that big of a deal. We just changed our dinner plans. Overall the house was conveniently located, close enough to USC, the beach, and touristy attractions. The check-in and check-out process were very easy. Perfect for families. For any future guests, we do have central heating in the home. When having a large group of guests, the water heater can run out of hot water or fluctuate if water is being used in more than one place in the house.

I am from Los Angeles originally and chose this house because of the central location. 7 mins from Universal, 25 mins to the beach, close to downtown, Hollywood/Highland, etc. It's also in a walkable area and we enjoyed walking to the supermarket and there are several restaurants 3 blocks away. House itself is very cute and comfortable. For being in the middle of Hollywood, it felt very safe and very private. The parking was also a huge plus. "Our family of 9 had a wonderful time here, it fit us all very well. The patio out front was very nice to relax and have a glass of wine. There is a lot of traffic on this intersection, but with all the foliage, it was very private. Universal Studios is only 10 minutes away and the traffic never hindered us at all there and back. We took Uber's to downtown which is so worth not having to find parking there and they were always only a minute away. There are some great places to eat down the street, only about 2 blocks which we walked. There is a gated drive way, but will only fit one large car or maybe 2 very small cars, so if you are planning on bringing 2, make sure you plan on parking the other on a busy street with time limits and street sweeps. After we figured out the schedule, we just made sure we were gone during the non-parking time and came back in the evening when it was ok to park again. In our 4 day stay, we only had to go find a parking place out of the way once. Everything else was wonderful, convenient and relaxing during our stay. "Nice neighborhood! Access to house is on Franklin. which is fairly busy. Parking is a premium in area so the safe, fenced parking is great. We had a mini van and it was a good fit. The house is fenced with a small walkway around the front and back of the house, an outdoor table on side, and the house backs up to a 2-story apartment complex. Interior of house was clean and well stocked. Furniture was basic, nothing luxurious here, but it worked for our needs. Main area window air conditioning unit did not work on arrival, but was replaced within a couple days by owner/manager. No central AC. Would need to be comfortable sleeping with windows open to be comfortable when it’s hot out. Cable access in main room and WiFi throughout house. 3 bedrooms and loft plus 3 bathrooms. Water pressure in showers was poor. This may just be typical of the area. The upstairs deck was relaxing at the end of a long day. It is accessible from the loft. Steep staircase to loft. We wanted a place where we could hunker down, cook, take it easy without having to drive any where and that was pet friendly, and this property met that goal perfectly. The house was roomy, clean and well-supplied. Entrance was made easy so that we didn't need to worry about arriving at a specific time. The neighborhood was great with lots of organic groceries and conveniences within easy walking distance. (The home is in walking distance not just to a Gelson's but to an organic convenience mart as well as a Thai restaurant!) Even downtown Hollywood was an easy stroll with of course a ton of great restaurants if you're so inclined. The beds were comfortable. Our pets were made to feel welcome, and it was easy to get off the property and walk them safely day and night. The house was made secure as well. We wish'd we had access to more cable stations and we didn't want to enter our personal codes into the Roku to get to a selection of movies. But that's a minor criticism. The view from the rooftop deck was amazing. We highly recommend that if you're traveling during a cold season, that you check with the owner to see if they have weather-stripped the back patio door on the side of the house and the kitchen window where the AC unit hose is vented (there's a 1-inch gap there and huge gaps in the patio door that just allows all the heat to pour out and the cold to pour in). We were unable to keep the heat in the living room until we plugged the leaks with a lot of paper. The first night, we could not get that room above 57F until we we plugged the leaks. The two bedrooms we used -- the master and guest room with the stair case up to the loft -- were well-sealed and comfy. The kitchen was well-appointed with supplies, dishes and flatware. While we brought our own towels, sheets, plates, flatware etc as recommended, there was plenty there as well. We came in a 21-foot van RV that fit in the gated drive with two feet to spare on either side. A full-sized RV will fit tightly. Please know that you should back into the drive because if you do not, you will have to back out onto a street that is high traffic day and night. There is a traffic light just before the house entrance that can help you time backing into the drive, though your travel companions should also help guide you in. The area is relatively safe even though it may not look like it. There are people walking down the neighborhood all the time. The home had everything we needed. We really enjoyed our time there. The amenities states that the house has a/c; it does not. I thought maybe the house had window units; again it does not. The house has a portable a/c that is okay. LA weather gets cool at night so we would open a few windows and turn on ceiling fans and extra fans around the house that made it cool. Most houses in LA don't have a/c anyways. We were pretty much gone all day and come home at night. The house has cable and ROKU. I've never used ROKU before but Stephanie had directions on how to use it. We would be tired at the end of the day that I really didn't bother trying. You really can't beat the location of this house. It's an older home but it has charm. The house is directly on the corner of two busy streets, with very little yard. The road is about 20 feet from bedroom windows. The house does a good job keeping noise out, but at 6am on weekdays it starts getting very noticeable. We found a box fan on the last day that we used for white noise that helped a lot. We found traffic in the region was terrible, possibly due to events going on. We tried to go to Griffith observatory, but there was a concert that night so most parking was blocked. It took 45 minutes to get to the top, and then there was no parking so we had to just go back down. The night we went to Hollywood boulevard it took 45 minutes to go the 1.7 miles to get back . Other reviews and the owner mention the parking and traffic, so it wasn’t a total surprise. It is an “urban” home, which has pros and cons. We had seven adults at our stay and enjoyed our time there. We were right and the house perfect and had pleanty of room for everyone. Working with the owner both before and after was a pleasure. She let me know that there was sleeping arrangements for 8 but knew we had 9 - so she had her crew set up an air mattress in the loft which my friend told me was just as comfortable as a bed. That loft area is so cool (although quite steep) - we all had a blast hanging out on the rooftop balcony is connected to the loft. All the beds downstairs were more than up to par and the living room was perfect for all of us to sit around and watch a game on the TV. The outdoor patios on both sides were great for being social in the nice weather and the sliding gate for the parking was as simple as just pressing a button. The kitchen was fully equipped which enabled us to make a nice bacon and eggs breakfast one morning. And one of the showers is better than the the other - but that's the story for almost every house. Cleaning crew had this place perfect for us and I definitely would stay again. The only complaint I have is for that nosy next door neighbor who always had something to say. He wasn't so bad - did not change our fun for one second - but was annoying and could certainly do without him. Listening to 9 guys for a few days must be annoying - but not as annoying as his mouth. This review was unexpected and disheartening. We have been in business for over 5 years and have hosted hundreds of happy guests, so I take any guest’s complaints very seriously. Unfortunately there are some inaccuracies that I would like to address. I responded within one hour of receiving an email from this guest letting me know that she felt the kitchen and fridge were dirty. I did in fact offer to send back the cleaning crew. She responded “no worries”, said she cleaned it, and sent me photos of what appeared to be a few small crumbs in the fridge. Until this review, the guest made no mention of any other cleanliness problems with the property. She did not accept the offer of having the cleaning crew return, so I naturally decided that the issue must have been resolved to the guest’s satisfaction. Unfortunately our washer/dryer needed repair, which I emailed the guest about the week before her arrival. It was serviced the day of arrival but could not be immediately repaired, and after several subsequent examinations it was determined that the unit could not be repaired and would have to be replaced. The suggestion that they could take their laundry to a full service facility right down the street to have it washed and folded for them was a sincere attempt to help them with the situation. I regret that our nearly new washer broke, but this was completely out of our control. I apologized and offered a perfectly reasonable solution. The guest emailed me asking for a discount due to these problems, and supposedly followed up with 3 other emails. These are the emails she refers to that I never answered. I honestly never received these emails, likely because they were not properly processed on the guest’s end (which often happens when people are traveling), and only now have copies of them that she sent me after writing the review. I simply have no reason not to respond to a guest’s emails. The logical conclusion most would take when not receiving a reply to an email is that the intended recipient did not receive it, and the most reasonable course of action would then have been to follow up through some other channel. We welcome our guests to call our property manager or us directly at any time with any problem. I really have no idea why this guest reacted the way she did in this review, but the vast majority of our reviews are evidence of the high quality we strive for and deliver to all our guests.

Unfortunately our washer/dryer needed repair, which I emailed the guest about the week before her arrival. It was serviced the day of arrival but could not be immediately repaired, and after several subsequent examinations it was determined that the unit could not be repaired and would have to be replaced. The suggestion that they could take their laundry to a full service facility right down the street to have it washed and folded for them was a sincere attempt to help them with the situation. I regret that our nearly new washer broke, but this was completely out of our control. I apologized and offered a perfectly reasonable solution. The guest emailed me asking for a discount due to these problems, and supposedly followed up with 3 other emails. These are the emails she refers to that I never answered. I honestly never received these emails, likely because they were not properly processed on the guest’s end (which often happens when people are traveling), and only now have copies of them that she sent me after writing the review. I simply have no reason not to respond to a guest’s emails. The logical conclusion most would take when not receiving a reply to an email is that the intended recipient did not receive it, and the most reasonable course of action would then have been to follow up through some other channel. We welcome our guests to call our property manager or us directly at any time with any problem. I really have no idea why this guest reacted the way she did in this review, but the vast majority of our reviews are evidence of the high quality we strive for and deliver to all our guests.

There were a few incidents that we encountered: -one rude homeless person: we just shut the heavy gate behind us and he went away. -the dryer malfunctioned: Jose offered us the choice of using one of the other w/d in a different property or he would give us coins for a Laundromat. -one parking ticket for not being off of the street for street sweeping: the sign is covered by a tree and we were resourceful enough to call the city to dispute the ticket. (Not the property owners fault!) -the BBQ grill is on the roof-top deck: not that we used it, but the stair case to get there is steep and it would be tricky to get the BBQ supplies up there. It quickly became white noise for me and wasn't anything I couldn't handle. The traffic is terrible and trying to find parking when you have more than one vehicle is awful!!! But again, it's LA!! "I rented this house and paid them full charge plus security deposit before my trip to Los Angeles from Sep 16th to 22nd, but I had big problems when staying in this house: 1. There are too many ants in the house, in bed, sofa, dustin, nearly everywhere. The ants made us hard to sleep during night and they are still there even their property manager Deanna tried to kill the ants on 19th 2. The washing machine is very dirty when we arrived, we spent several hours clean the washing machine, and then tried to wash few clothes, but all clothes became more dirty after washing, and we have to threw away the dirty clothes 3. I complained the dirty washing machine to the landlord, and they sent the property manager Deanna to fix it on 19th afternoon, when we came back, the washing machine is still running on hot water, heavy load and regular wash. It kept running for several more hours, so I have to reset it to stop it. And then I tried to wash my clothes, I found a bottle of detergent near to the washing machine, double checked the outside marks and make sure it is detergent, and then I put my clothes in and poured the detergent, but suddently, I found my 10 t-shirts and 1 pants all changed color suddenly, the detergent is actually bleach. Someone put bleach in detergent bottle before we checked-in. 3. Then I tried to test the washing machine by washing the destroyed clothes to see if they fixed the machine, I started the washing machine as mediumn load and regular wash from 8:00am (I thought there is some problem with the regular washing after the property manager's visit), but it is still running when we returned at 8:00pm. He did not even mention a problem to us until 5 days into a 6 night stay and we immediately had someone come to the house for treatment, after which the guest was completely satisfied and made no further comment. This demonstrates the minor nature of the incident. Regarding the guest's problems he had washing his clothes, we use the provided combination washer/dryer and clearly labeled bottles of detergent and bleach in our cleaning process between each guest and have never had any problems doing so. We are happy to allow guests to use these items, but we cannot be responsible to ensure they do so properly. All we can do is provide them in working order, which we clearly do as evidenced by the experiences of our many past guests and our own ongoing use of the items. We would have been glad to help the guest avoid the many mistakes he made in washing his clothes, but we were unaware of the extent of his confusion until after he had departed. He then initiated a claim with our payment processor and submitted this review to attempt to coerce us into paying for his own mistakes. Also, to try to reconcile with the guest we even fully refunded his security deposit even though he left our house in complete disarray, requiring significantly more cleaning than usual. But unfortunately we were unable to reach an amicable resolution, so in the end we must accept this review since we cannot control the unethical behavior of others. "I stayed at the Frankin Village home with my family for a four day break as part of our visit to California. We travelled as a family of 4 adults and 1 two year old toddler. The house is in a good location on Frankin Ave, although the street/road noise can get a little loud at night when you are trying to sleep. In my opinion, the house isn't really suitable for families travelling with small children. There is a distinct lack of outdoor space for children to play in - the space that is there (e.g, the BBQ/patio area) is small and unsuitable for small children due to the gravelled surface and number of steps/ledges. The lounge area and kitchen are well appointed - however, the rooms are a lot darker than the pictures portray - there is very little light coming in from outside due to the hedge at the front of the house which blocks a lot of the natural light. The master bedroom and bathroom are very nicely decorated, however the other downstairs bedrooms are a little dated and less luxurious. The air-conditioning system wasn't great - which was unfortunate in 80 degree heat. It would have also been great to have an electric kettle to make tea/coffee. It is unfortunate that our property can not be perfect for everyone, but our goal is to provide the best experience we can for our travelers and to be upfront with as much information as we can about our property, so potential guests can plan accordingly. Our house is located in an urban area, so street noise is an unavoidable reality of choosing an urban location. The benefit is that we have lots of shops and restaurants within walking distance from our home. Because of our urban location, we do not have a large lot with a backyard for children to play. Our photos, and descriptions in our listings are accurate in our description of only having a rooftop deck and small dirt and cement patio. As for the rooms being darker than the photos portray, this can be affected by how bright a day it is, or how thick our tree border surrounding the property is at the time. While these trees may block a lot of the sunlight coming in when they are thick and in full bloom, it also creates wonderful privacy and prevents heat from getting into the house. Our décor has been designed with our own personal eclectic taste of mixing modern with vintage. So what may be outdated to some, is just a reflection of our love for using vintage furniture. Our house does not have air conditioning. To adjust for our lack of air conditioning, we do have ceiling fans in each room, as well as portable fans throughout the house. We will do the best we can with what we have to provide the best stay possible, and are always working on improvements. As much as I would love to receive a 5 star review from each guest, I do appreciate all the information this guests supplies, since it may help people reading this review decide if the property is right for them. At the end of the day, we strive to provide a clean and comfortable environment for our guests, considering the type of property we have…. "My best friends were coming in from literally all over the world for my wedding. I wanted to make sure they were in a central place where they can walk to places or easy cab rides in the city. As well as close to where I live. First of all, this house was fully equipped with everything they need. Clean and well kept and pretty secluded, considering it was on a busy street. If you don't mind the street level noise, which we didn't, then this is the place to stay. Lots of eateries and bars around that we all walked to. My friends loved that they were in the city, yet this neighborhood did not get as busy as you would expect in Hollywood. It was perfect. The rooms were comfortable, bathrooms clean, living area and kitchen well maintained. The loft is a little tricky to get in and out of but we LOVE the balcony attached to it.
