RESERVATION AND CANCELLATION POLICY

Reservation Confirmation or payment requirements.

Check in time is 3:00 P.M. or later. For arrivals after 5:00 P.M and weekends, please make special arrangments in advance. Your personalized check-in instructions will be provided with confirmation letter. Early check in/out may be available with advance notice.

Check Outs: 10:00 A.M. or earlier. Please return your keys to your agent. Guest will be charged $10.00 per set of keys and $100 for any remote (garage door opener, or pool keys) lost and /or not returned. Late check outs will be charged $25.00 /hour for each hour after 10:00 A.M.

Utilites: an electric cap of $200 for 3 bedroom exsists for all 30 day reservations. Guest is responsible for any charges above the cap. Charges will be prorated and deducted from security deposit. Since owners bills come in after usage, any extra charges for utilites will probably occur after the guest moves out.

Pools: any pool located in your complex or community is not supervised and DOES NOT have life guards on duty. All pools and spa's are heated during the winter months.

Pets: Pets are permitted on select properties only. Guests with pets are subject to a non-refundable pet deposit, except when pet is assisting the physically or visually challenged. Any violations of this policy will result in automatic termination of the reservation and NO REFUND!

Rules, CC&R'S & HOA: Guest staying in the community must abide by the CC&R's Home Association rules, which state that no vehicle repairs or overnight parking on driveways or street is allowed, and trucks, trailers, & motor homes are strictly prohibited. Garage doors must be kept down, and cars must be parked in the garage whenever possible. Garbage cans must be kept out of site until garbage pick-up days. (Tuesdays and Fridays) It is the responsibility of the renter to put out on pickup days. Failure to follow rules will result in immediate fines of up to $500 for each offense by the Homeowners Association.

Responsibilites; The responsibility of SoHo Investment Groups and thier agents is limited. They act only as an agent for client in regard to travel and assume no liability for injury, damage, loss accident, delay or irregularity which may be occasional either by reason of defect, through acts of default of any person or company or person engaed in conveying the the passengers or in carrying out the arrangments of tours, or direct or indirect acts of nature, fire, breakdown of machinery, riots, strikes or form causes beyond the control of Soho Investment Group.
Guests must report any loss or damage to the property or it's contents to SoHo Investment Group or its agent's. DURING TIME OF STAY!

Housekeeping: Prior to arrival, accomadations are cleaned and provided with fresh linens. If the housekeepers have missed something, please notify us immediatly
SoHo Investment Group will address all issues immediatly upon notification. Any unwarranted service/maintenance call will be charged to the guest.

Telephone: SoHo Investment Group provides local phone service, for all reservations. At no time shall a guest set up a long distance service without express permission from managment.
Any plans that a guest that a guest makes using the address of his temporary accomadations is totally and completly the responsibility of the guest to cancel or redirect mail.
Guest agrees not to be unreasonably withhold consent for managment to enter a home to inspect the premises, make necessary or agreed upon repairs, decorations, alterations, improvments, or supply necessary services in any case of emergency. This reservation may be terminated without refund, if, conduct Managment deems inconsiderate persisits of if more than the number of persons specified in the confirmation occupies the property. Properties interiors must be kept clean, sanitary and safe, as deemed by Managment. Children under the age of 12 must have adult supervision at all times.
Guests agrees that thier conduct and the condut of thier guests and occupants will not be disorderly, or unlawful, will not disturb the rights, comforts, and convienances of others, and will not interfere with the quiet use and enjoyment by the other residents of the communiity. Guest agrees not to use accomadations for the manufacture, sale or distrubution of any goods, legal or illegal.
Guest authorizes SoHo Investment Group to deduct from deposits due and authorizes that any outstanding balances charged when due, as specified herein. Guest agrees to accept any and all liability for all damages during the stay with SoHo Investment Group. A move out walk through is strongly recommended. Call to schedule. Guest acknowledges that all of the infomation as noted on the confirmation is accurate and correct. Signature acknowledges that Guest understands Reservations and Cancellation Policy.
