GATLINBURG, TENNESSEE ~ Stay TOGETHER and forget about booking tacky, noisy, impersonal hotel rooms with no kitchen, washer/dryer, or outdoor fireplace {how else would you make s'mores?!}

Cozy, private, and quiet, this 100% turn-key chalet-style cabin sleeps 10 {2 KING ~ master bedroom has new plush pillow-top mattress/box springs and "Miracle Bamboo" pillows}, 2 bunk, a queen-size sofa bed in the living room, and 2 comfortable queen-size air mattresses so 2 adults can each have their own or they should adequately sleep 4 kids}. Keeping true to its vintage architectural heritage, it provides everything on one level with original hardwood floors, cathedral ceilings, and exposed beams. The dining table comes with a leaf for expanded seating capacity, with 2 additional chairs located in the bedrooms. There is a folding card table and bench for even more seating. Also, abundant furniture is staged throughout the new 2-LEVEL side deck to enjoy outdoor meals, coffee, and/or cocktails "in the woods".

This lovely chalet is conveniently located near the Gatlinburg Convention Center, the Ober Gatlinburg ski slopes, Dollywood, Smoky Mountains National Park, AND Gatlinburg's famous downtown "strip" on Parkway of popular shops, restaurants, and entertainment! It is a short stroll to East Parkway where you can hop a trolley to the Gatlinburg Community/Swim Center {http://gatlinburgtn.gov/recreation/community-center/}, Rocky Top Sports World, Ripley's Aquarium, and Rafting in the Smokies. {Many guests simply park at the post office and grab a trolley from there whenever they want to go downtown}.^

Wheelchair Accessibility ~ This is a one-story house with no entry or interior stairs to climb. However, the property is NOT officially wheelchair accessible.

We will then send you an itemized total to review that reflects exactly what is posted here. {Online booking is not available}. Due to time constraints, frivolous inquiries ~ generic, those with no message, those that actually ask if we charge per guest {as clearly posted, we charge by the night, just like hotels}, those that request information already posted, those that request a "quote"/"total"/"final price" {just multiply the number of nights by the posted rate, add the posted tax, add the posted cleaning charge, add the posted REFUNDABLE damage deposit, and add any applicable holiday premium/pet fee}, and those that request a rate reduction are DELETED. Thank you!

**HOLIDAY PREMIUMS: Please add $25 to EACH night of the reservation if it includes, INCLUDING CHECK-OUT DAY, ANY holiday other than the following: Please add $50 to EACH night of the reservation if it includes, INCLUDING CHECK-OUT DAY, MLK Day, Valentine's Day, President's Day {$100 extra PER NIGHT if both Valentine's Day and President's Day are included}, Palm Sunday, Good Friday {$100 extra PER NIGHT if both Palm Sunday and Good Friday are included}, Easter {$100 extra PER NIGHT if both Good Friday and Easter are included}, Memorial Day, July 4th, Labor Day, Thanksgiving {roasting pan/carving board/serving platter provided}, Christmas {deluxe Christmas tree stand provided}, or New Year's {$100 extra PER NIGHT if both Christmas and New Year's are included}. Again, this INCLUDES CHECK-OUT DAY and is for "EACH night of the reservation", NOT just the holidays. The above holiday premiums also apply if the reservation is part of a holiday weekend, whether the actual holiday is included or not. Holiday premiums are waived on Monthly rentals.

***PLEASE NOTE: There is a 3 NIGHT MINIMUM if a federal holiday {when U.S. banks/post offices are closed} is included, even on check-out day. There is a 6 NIGHT MINIMUM if THANKSGIVING, CHRISTMAS EVE/DAY, or NEW YEAR'S EVE/DAY is included, even on check-out day, and during the LAST WEEK OF DECEMBER. Check-in can commence on any day of the week, if available, and we do not charge extra for weekends. Check-in time is 4:00 P.M. and check-out time is 11:00 A.M. Eastern Time, OR guest can choose a 6:00 P.M. check-in and a 1:00 P.M. check-out.

BOOKING FEES: Unlike large online vacation rental sites, we do not charge any "Booking Fee" or "Service Fee" when booking directly through us. There is no "middle man" that requires a ridiculous commission! {Please see below for additional details}.

CLEANING CHARGE: There is a standard departure Cleaning Charge of $85 added to each reservation for this 3 bedroom/2 bathroom property. {ALL vacation rentals have a cleaning fee in addition to their posted rates}.

REFUNDABLE DAMAGE DEPOSIT: 25% of the base rental amount or $250, whichever is greater. This is standard policy of virtually all PayPal merchants since, as further explained below, we do not obtain our guests' confidential credit card information as collateral.

PET FEE: Dogs Only Allowed {MUST Be Completely House-Broken and Very Well-Behaved} ~ $50 per Dog. Please Disclose if You Will Have a Dog{s} When You Submit Your Initial Inquiry.

TAX: 14% {Rentals that do not charge this mandatory city/county/state total tax are illegal and NOT licensed or regulated}.

DEPOSITS: To keep our rates so low, we must keep our administration costs low. Therefore, the full rental amount is due to confirm a reservation. Signed rental agreement required that must be properly executed and returned within 24-hours of receipt, or reservation will be automatically canceled. {All monies will be immediately refunded via PayPal minus the below posted non-negotiable/non-refundable cancellation fee}. Guest who signs the rental agreement must be of legal age {proof required}, which is 21 in Tennessee. NO reservation will be honored and NO refund will be provided to ANYONE who cannot prove that they are over the age of 21 after they book the property. Please be aware that, for obvious reasons, we reserve the right to decline reservations from guests with poor language/communication skills.

PAYMENT OPTIONS: Due to popular demand, we accept PayPal {MasterCard, Visa, Discover, American Express, and debit cards} only. PayPal does not require users to have a PayPal account. Also, the merchant {property owner} NEVER sees the user's {guest's} credit card information AND the merchant pays all fees {3%}. The user's data can NOT be hacked! Additionally, since all merchants are thoroughly and regularly vetted, there is NO safer or more secure payment method on the planet. Never provide your credit card information online to a third party {management company/vacation rental site} that charges you fees AND has unlimited access to make unauthorized charges to your account, which are extremely difficult to contest. Sorry, PayPal is not available for Monthly rentals.

DISCOUNTS: Our "best" rates are those posted and are FIRM. We do not offer any "last minute" deals, specials, or government/military discounts {although we love and appreciate those who serve!}. We do, however, deduct 25% from the Nightly rate on Monthly rentals. No discount is provided if there is a dog and only one dog is allowed in this case.

^LOCATION: This chalet is located on West Loop Road. For obvious privacy/security/safety reasons, we never disclose the street number to strangers over the Internet. It is, of course, specified on the rental agreement. Please Google or MapQuest distances to points of personal interest {downtown, restaurants, shops, attractions, buildings, etc.} from the property's road. We are just not able to provide these types of personalized services, due to the high volume of requests we receive daily from potential guests. We appreciate your understanding. Please note that since the cabin is situated on a mountain, a 4-wheel or all-wheel drive vehicle is recommended, particularly during snowy weather. The property is located within Gatlinburg city limits, so its PAVED road gets plowed on a regular basis when it snows!

We have an additional pet-friendly 3 bedroom/2 bathroom cabin in Gatlinburg that sleeps 10 {3 queen beds, a queen-size sleeper sofa, and a queen-size air mattress}. It is located in the popular Arts & Crafts community. Also, it is NOT on a mountain, so is easily accessible by any type of vehicle. OCCUPANCY: The posted 10 person maximum that this property sleeps/allows {per fire code} obviously includes children of ALL ages. If your group will exceed this limit, you will need to book a different property or book an additional property. Please be aware that there are exterior cameras surrounding the property that document the ingress/egress of all occupants/pets. {Most owners do this but just don't tell you and won't admit to it if asked}. The violation of any rule will result in immediate eviction and/or forfeiture of all monies paid, including damage deposit. Thank you for your understanding and compliance.

LICENSING: We are fully-licensed {current city/county/state license/permit numbers available upon request} and regulated by the State of Tennessee. Additionally, we are fully-insured and inspected annually by the Gatlinburg Fire Department. Always confirm that whatever property you want to rent is legal and properly licensed BEFORE you pay anything. This is for your own protection and will assure that you have a great, hassle-free, and SAFE vacation.

GUEST COMMENTS: Negative reviews cannot be deleted or edited. Accordingly, we certify that everything posted here is 100% authentic. Please excuse any obvious typos, etc. Reviews are a combination of those received for BOTH Gatlinburg properties. They represent reviews from several sites, some of which post on the first day of the following month only.{Any lengthy gaps between reviews are because the property was owner-occupied or had long-term tenants}.

CANCELLATION POLICY: If reservation is canceled 60 days or more prior to arrival date, full reservation amount {including damage deposit and cleaning charge} will be immediately refunded in full, minus a $50 cancellation fee. Otherwise, full reservation amount {excluding damage deposit} subject to forfeit.
NO REFUND is provided for reservations that include a Federal Holiday {when U.S. banks/post offices are closed}, regardless of the reason. We encourage all of our guests to simply purchase trip insurance from a separate entity {i.e., CSA @ TravelSecure.com or 800-348-9505 ~ #1 rated by Consumer Reports} if there is a chance they may need to cancel outside the stated time frame.

~ Always Rent OWNER-DIRECT if you desire prompt and excellent service that a management company is rarely able and/or willing to provide. Also, this way you will avoid paying the huge "Service Fee", etc., that large vacation rental sites charge, while using unsafe third-party payment software {i.e., "Yapstone"} that gets hacked. Please Google it for current class-action lawsuit details. ~
