FORT LAUDERDALE, FLORIDA ~ This tropical 3 bedroom/2 bathroom oasis is nestled in Royal Palm Isles, the lovely Oakland Park enclave of Fort Lauderdale. It is the only neighborhood that has multiple parks (Easterlin County Park/Royal Palm Park/Stunson Nature Trail/Oakland Bark dog park) within walking distance, while downtown Fort Lauderdale and the beach are just minutes away by vehicle!
There are many perks throughout this updated home, including a beautiful kitchen featuring stainless steel appliances and quartz countertops with a tasteful backsplash. The custom-made pantry room provides abundant storage areas. An open and spacious floor plan allows the kitchen, dining, and poolside den to all overlook the tranquil canal, lush landscaping, heated saltwater swimming pool, and adjoining hot tub. The back yard is completely fenced to keep any pooches secure in a safe environment. Its manicured front yard can be enjoyed for outdoor games {provided}, etc.
The large HEATED {November 1st to May 1st} saltwater swimming pool is set at a very comfortable mid-to-upper 80's temperature, not in the low-80's like most others ~ always ask before renting or your kids may refuse to get in the water. The hot tub sports numerous therapeutic jet cycles. Both the pool and hot tub have color-changing LED lights! Fun flotation devices, rafts, water toys, padded lounge chairs, beach chairs, beach towels, and beach bags are all provided. The pool deck boasts a spacious dining table with chairs, a brand-new Weber charcoal grill, and an outdoor shower. There are 5 Roku smart televisions with 124 cable channels at the home. Additionally, Xfinity "Flex" for streaming thousands of awesome shows/movies is available with your subscription and offers tons of free content/local channels. The property also provides free WiFi {Xfinity Gigabit Plan with download speeds up to 1000 Mbps} throughout it.
This home has a completely fenced back yard and is on a dead-end street with minimal traffic. Best of all, both the pool and hot tub are for private use only ~ NO "community" sharing with strangers! Plus, all the bedrooms and bathrooms have door locks for complete privacy. The master bedroom {with king-size bed} has an en-suite and is on the opposite side of the house from the other bedrooms. The fully-equipped kitchen offers filtered water/ice, a dishwasher, disposal, microwave, toaster, blender, hand mixer, pancake griddle, George Foreman grill, air fryer, tea kettle, coffee maker, wine chiller/refrigerator, dishes, utensils, pots and pans, bake ware, assorted spices, cook books, etc. Additionally, there is a laundry room with a full-size washer/dryer, iron/ironing board, sewing kit, hair dryers, 6 ceiling fans, basic office supplies, first aid kit, pool alarm, high chair, Pack 'n Play {upon 2-day advance request}, baby bath, toys, books, indoor/outdoor games, volleyball {for nearby/sandy/lakeside volleyball court}, and fishing poles. The property has been newly-painted throughout, and its spacious driveway can comfortably accommodate up to 3 vehicles.

For obvious privacy/security/safety reasons, we never disclose the property's street number to strangers over the Internet and/or schedule private interior showings. Be assured that the posted photographs are accurate, although may not reflect recent improvements. The full address is, of course, specified on the rental agreement. Please Note: This is a privately owned and managed home. It is not a condominium or apartment governed by HOA rules that strictly prohibit short-term renting. Private homes and villas in Florida subdivisions are also governed by HOA rules that strictly prohibit renting for less than 30 days. Also, some entire towns prohibit ALL short-term rentals. This property is NOT located in a subdivision and/or prohibited from renting short-term. There is a zero chance that you will be reported by a neighbor, visited by a code enforcement officer, and immediately evicted for renting our home illegally. We are LICENSED {all 5 required/current permit numbers available upon request} and fully-regulated by the City of Oakland Park/County of Broward/State of Florida/Department of Business & Professional Regulation. If an owner or manager asks you to pretend that you are a "friend" or "relative" while renting, walk away before you pay anything and find a LEGAL rental. This is for your own protection. It will help ensure that you have a great, hassle-free, and SAFE vacation.

Due to time constraints, frivolous inquiries ~ generic, those with no message, those that request information already posted, those that request a "quote" or a "total" {just multiply the number of nights by the posted rate, add the posted cleaning charge, add the posted refundable damage deposit, and add any applicable holiday premium/dog fee}, and those for more than 8 persons {this, of course, includes children of all ages} are deleted. MINIMUM NIGHTS: There is a 4 NIGHT MINIMUM if a Federal holiday is included, even on check-out day. There is a 6 NIGHT MINIMUM if THANKSGIVING is included, even on check-out day, and there is a 6 NIGHT MINIMUM from DECEMBER 23RD through JANUARY 1ST. Minimum Nights are Non-Negotiable. Check-in time is 4:00 P.M. Eastern Time {never earlier as a courtesy to our cleaning staff} and check-out time is 11:00 A.M. Eastern Time, OR guest can choose a 6:00 P.M. check-in and a 1:00 P.M. check-out. The later option must be chosen BEFORE the rental agreement is drafted.
HOLIDAY PREMIUMS: We add $50 {$100 if BOTH Christmas Eve or Day and New Year's Eve or Day are included} to EACH night of the reservation if it includes, INCLUDING check-out day, ANY Federal or Popular holiday. Popular holidays include Valentine's Day {$100 if BOTH Valentine's Day and Washington's Birthday are included}, St. Patrick's Day, Easter, Mother's Day, etc. Again, this is for "EACH night of the reservation", NOT just the holidays. The above Holiday Premiums also apply if the reservation is part of a HOLIDAY WEEKEND whether the actual holiday is included or not. Holiday Premiums are also Non-Negotiable. However, they are waived on rentals of 30 nights or more.
BOOKING FEES: Unlike large vacation rental sites, we do not charge any "Booking Fee" or "Service Fee" when booking directly through us with {FDIC insured} ZellePay. There is no "middle man" that requires a ridiculous commission! {Please see below for additional details}.
CLEANING CHARGE: There is a standard departure cleaning charge of $200 added to each reservation for this spacious 3 bedroom/2 bathroom property. {ALL vacation rentals have a cleaning fee in addition to their posted rates}.
PET FEE: Dogs Only Allowed ~ Must be completely house-broken, totally flea-free, and very well-behaved. There is a $50 flat fee, per dog.
PAYMENT OPTIONS: Due to popular demand, we accept 2 convenient payment options ~ ZellePay {FREE to guest} and all major Credit Cards via PayPal {3% to guest but still MUCH cheaper than the 12% minimum vacation rental sites charge}. Since the merchant {property owner} NEVER sees the user's {guest's} bank account or credit card information, the user's data can NOT be hacked! Additionally, since all merchants are thoroughly and regularly vetted, there are NO safer or more secure payment methods on the planet. Never provide your credit card information online to a third party {management company/vacation rental site} that charges you fees AND has unlimited access to make unauthorized charges to your account, which are extremely difficult to contest.
DEPOSITS: 50% deposit due to confirm reservation and guarantee dates. Balance due 30 days prior to arrival date {60 days if a holiday is included}. REFUNDABLE damage deposit {25% of base rental amount; double for non-U.S. citizens}, cleaning charge, and dog fee {if applicable} due with balance. Collecting a damage deposit in advance is standard policy of most ZellePay and PayPal merchants since we do not have our guests' credit card information for collateral, as stated above.
DISCOUNTS: Our best rates are those posted and are FIRM. We do not offer any "last-minute" deals, specials, monthly or government/military discounts {although we love and appreciate those who serve!}. Any rate reduction requests are automatically considered generic. Such inquiries are reported as SPAM, blocked from the system, and immediately deleted. Accordingly, we kindly ask all travelers to please respect our posted rates.
SIGNED RENTAL AGREEMENT: It must be properly executed by the primary guest only and returned within 48-hours of being sent, or reservation will be automatically canceled with no notice. The primary/paying/non third-party guest who signs the rental agreement {current physical address required for it} must be at least 25 years of age {proof required via valid/current government-issued photo ID; passport/visa for non-U.S. citizens}, or reservation will be automatically canceled with no notice. Please be aware that, for obvious reasons, we reserve the right to decline reservations from guests with poor language/communication/reading skills.

Wheelchair Accessibility ~ The entire house is conveniently on one level. However, it does not have a walk-in bathtub or a roll-in shower. Therefore, this property is NOT officially wheelchair accessible.
Please be aware that this property has regular/complete/professional exterminating service. However, since it is ground-level surrounded by abundant vegetation and located on the water in the hot/humid South Florida tropics with frequent rainfall, a bug may slip in one of the doors ~ particularly when there are several people constantly in and out of the property. Friendly, colorful iguanas are also occasional visitors. If there is a chance this may be a problem for you and/or any of your housemates, we kindly suggest booking upper-floor hotel rooms instead. {Be sure to check the hotel reviews before booking, as most are currently experiencing a severe housekeeping shortage}. Also, as stated, the pool is heated from November to May only. Since it is located in South Florida, and the hot tub water overflows into the pool, many guests prefer to not have it heated. Therefore, it is only heated upon request during the above dates and guests must notify us at least 2 days prior to their arrival date.
Stay TOGETHER and forget about booking tacky, noisy, impersonal, expensive hotel rooms with no kitchen, washer/dryer, or PRIVATE swimming pool and hot tub.

Always Rent OWNER-DIRECT if you desire prompt and excellent service that a management company is rarely able and/or willing to provide. Also, this way you will avoid paying the huge "Service Fee", etc., that large vacation rental sites charge, while using unsafe/third-party/overseas payment system software that frequently gets hacked.
