PALM BEACH COUNTY, FLORIDA ~ This beautiful 2 bedroom suite {"Hawaii" and "Bahamas" rooms within the house that are blocked-off from all other interior rooms} with a full bath is conveniently situated mid-way between Palm Beach and Boca Raton, or St. Augustine and Key West, in EAST Boynton Beach. The tropical oasis is 100% turn-key and provides a lovely, relaxing vibe. It offers PRIVATE exterior entrances to the HEATED {November 1st to May 1st} swimming pool, DELUXE hot tub, tiki garden, lanai, patio, screened porch, and driveway. The suite sleeps 4 ~ 1 queen bed and 2 twin beds {twins can be combined by guest to make king; conversion bedding provided} with all newer, comfortable pillowtop mattresses and luxurious down/feather pillows. Also, each bedroom has its own brand-new air conditioning and heating system with remote control!

Spaces include 3 flat-screen satellite televisions {one is a 40" Smart TV and one is a 32" Roku TV} with remotes. Additionally, enjoy free "Superfast" 1,000 MBPS WiFi throughout the property, mini-fridge/freezer, microwave, toaster, coffee maker/coffee/supplies, Sound Spa {acoustic relaxation machine} for the light sleeper, alarm clocks, hair dryer, iron/board, clothes steamer, remote-controlled ceiling fans, luggage racks, hampers, extra linens/pillows, abundant towels, and more. {If you do not see a particular amenity posted here or within the listing, it is safe to assume that it is not available at this property, so please plan accordingly}. Both the pool and hot tub have fun LED color-changing lights.* The pool and hot tub are for your private use only ~ NO "community" sharing with strangers! There will NEVER be any other people {guests/owner} using the pool, hot tub, patio, screened porch, back yard, or bathroom while you are a guest. You will have TOTAL privacy. {Also, a folding room divider is provided if extra privacy between the twin beds is desired}. The attached main house {which, of course, includes the kitchen and laundry room} will be locked/inaccessible so anyone inside it will also have complete privacy and security. Please understand that this property is NOT an efficiency apartment. Therefore, if you want to cook during your vacation, you will need to book the entire house {details below} or book a different property.

The large swimming pool is set at a very comfortable 88 degrees, not in the low-to-mid 80's like most others ~ always ask before renting or your kids may refuse to get in the water! *The hot tub also sports numerous therapeutic jet cycles, an actual waterfall, and cushioned headrests. Fun flotation devices, rafts {with electric pumps if needed}, water toys, padded lounge chairs, reclining beach chairs, beach mats, beach towels, tote bags, and coolers are all provided. The screened porch, patio, and lanai offer a bar area with stool, television, rattan furniture, and various sitting areas.

This home has a completely fenced back yard and is on a private dead-end street with minimal traffic. Only the North side of the street, where this home is located, has NO condominiums behind it with various windows overlooking the pool area. This feature provides us a huge advantage over other nearby rental houses. Adorned with dozens of flowers, palm trees, colorful hibiscus plants, lush landscaping, and a charming tiki garden, the property is nestled in Boynton's most desirable {Intracoastal Waterway} neighborhood. Its street is across from the ocean inlet, and public beaches {Ocean Ridge and Lantana} are less than 10 minutes away by vehicle in either direction! There are also two wonderful waterfront parks next door to play, fish, and/or launch a boat. Additionally, plentiful marinas are nearby if renting or chartering a boat is on your agenda for world-class fishing in the pristine Gulfstream waters off the East Coast of the Atlantic Ocean {NO dangerous/toxic red tides or algae blooms as currently reported on Florida's West Coast}. Numerous popular restaurants and excellent shopping are less than a couple miles away, including the Boynton Beach Mall. Local guide books are provided for your convenience. However, it's unlikely you'll want to leave this gorgeous property very often to explore so much the area has to offer!**

Please Note: This is part of a privately owned and managed home. It is not a condominium or apartment governed by HOA rules that strictly prohibit short-term renting. Private homes and villas in Florida subdivisions are also governed by HOA rules that strictly prohibit renting for less than 30 days. Also, some entire towns {i.e., Boca Raton/Ocean Ridge/Palm Beach} prohibit ALL short-term rentals and Delray Beach has extremely tight restrictions. Our Boynton Beach property is NOT located in a subdivision and/or prohibited from renting short-term. There is a zero chance that you will be reported by a neighbor, visited by a code enforcement officer, and immediately evicted for renting our home illegally. We are LICENSED {all 5 required/current permit numbers available upon request} and fully-regulated by the City of Boynton Beach/County of Palm Beach/State of Florida/Department of Business & Professional Regulation. If an owner or manager asks you to pretend that you are a "friend" or "relative" while renting, and/or does not charge you the mandatory 13% tax {tells you it is "included" if asked}, walk away before you pay anything and find a LEGAL rental. This is for your own protection. It will help ensure that you have a great, hassle-free, and SAFE vacation.

IMPORTANT: In an effort to reduce the overwhelming inquiries we receive about rates, holiday premiums, minimum nights required over certain holidays, availability, and location, PLEASE check them here {everything IS correct and current} and read ALL of the posted details PRIOR to contacting us. We are always happy to promptly answer any other questions. Or, please let us know if/when you are ready to book a reservation. {Online booking is not yet available}. Due to time constraints, frivolous inquiries ~ generic, those with no message, those that request information already posted, those that request a "quote" or a "total" {just multiply the number of nights by the posted rate, add the posted tax, add the posted cleaning charge, add the posted refundable damage deposit, and add any applicable holiday premium}, and those for more than 4 persons {this, of course, includes children of all ages} are deleted. All posted reservation costs are clearly detailed in an Invoice for guests to review PRIOR to paying AFTER they advise us that they are ready to book. Thank you!

MINIMUM & MAXIMUM NIGHTS: There is a Non-Negotiable 4 NIGHT MINIMUM if a FEDERAL HOLIDAY {when U.S. banks/post offices are closed; please enter "USPS holidays" in a search engine if sure what they are} or FEDERAL HOLIDAY WEEKEND is included, INCLUDING CHECK-OUT DAY, whether the actual holiday is included or not. There is a Non-Negotiable 8 NIGHT MINIMUM if Thanksgiving, Christmas Eve/Day, or New Year's Eve/Day is included, INCLUDING CHECK-OUT DAY. Sorry, we do not accept reservations for more than 21 nights at a time and, also for legal reasons, we do not accept third-party bookings. {The primary guest who signs the rental agreement must be present each night of the reservation}.

HOLIDAY PREMIUMS: $25 will be added to EACH night of the reservation if it includes ANY holiday, including on check-out day, OTHER than the following. $50 will be added to EACH night of the reservation if it includes, even on check-out day, MLK Day, President's Day {$75 if both Valentine's Day and President's Day}, Easter {$75 if both Good Friday and Easter}, Thanksgiving, Christmas Eve/Day, or New Year's Eve/Day {$100 if both Christmas and New Year's}. The above holiday premiums also apply if the reservation is part of a holiday weekend, whether the actual holiday is included or not. Holiday premiums are also Non-Negotiable.

TAX: 13% ~ Florida owners/managers who do not charge this mandatory county and state total tax are NOT licensed or regulated!

CLEANING FEE: $50 per Bedroom

REFUNDABLE DAMAGE DEPOSIT: $250 {or 25%, whichever is greater}; Double for overseas guests

DEPOSITS: To keep our rates competitive, we must keep our administrative costs low. Therefore, the full rental amount is due to confirm a reservation.

PAYMENT OPTIONS: Due to popular demand, we accept 2 convenient payment options ~ ZellePay {FREE to guest; only payment option available if check-in date is less than 5 business days away} and all major Credit Cards via PayPal {3% to guest but still MUCH cheaper than the 12% minimum vacation rental sites charge}. Since the merchant {property owner} NEVER sees the user's {guest's} bank account or credit card information, the user's data can NOT be hacked! Additionally, since all merchants are thoroughly and regularly vetted, there are NO safer or more secure payment methods on the planet. Never provide your credit card information online to a third party {management company/vacation rental site} that charges you fees AND has unlimited access to make unauthorized charges to your account, which are extremely difficult to contest.

BOOKING FEES: Unlike large vacation rental sites, we do not charge any "Booking Fee" or "Service Fee" when booking directly through us. There is no "middle man" that requires a ridiculous commission! {Please see below for additional details}.

DISCOUNTS: Our best rates are those posted and are FIRM. We do not offer any "last-minute" deals, specials, or government/military discounts {although we love and appreciate those who serve!}. Any rate reduction requests are automatically considered generic. Such inquiries are reported as SPAM, blocked from the system, and immediately deleted. Accordingly, we kindly ask all travelers to please respect our posted rates. Please note that we do NOT charge extra for weekends like most properties do.

**LOCATION: This property is located on Las Palmas Park {East Gateway Blvd.}. For obvious privacy/security/safety reasons, we never disclose the property's street number to strangers over the Internet and/or schedule private interior showings. Be assured that the posted photographs are recent and accurate. The full address is, of course, specified on the rental agreement. Please look up distances to points of personal interest {beaches, restaurants, attractions, airports, etc.} from the above street. Due to time constraints and the fact that we are not a concierge service, providing directions, etc., for potential guests is just not possible and all such requests are also blocked/deleted. Thank you for your understanding.

OCCUPANCY: The posted 4 persons maximum that this 2-bedroom suite sleeps/allows {per fire code} obviously includes children of ALL ages. If your group will exceed this limit, you will need to book the entire house. The violation of this rule will result in immediate eviction and/or forfeiture of all monies paid, including damage deposit. We appreciate your understanding and compliance.

SIGNED RENTAL AGREEMENT required that must be properly executed by the primary guest only and returned within 48-hours of being sent, or reservation will be automatically canceled with no notice. The primary/paying/non third-party guest who signs the rental agreement {current physical address required for it} must be at least 25 years of age {proof required via valid/current government-issued photo ID; passport/visa for foreign guests}, or reservation will be automatically canceled with no notice. Please be aware that, for obvious reasons, we reserve the right to decline reservations from guests with poor language/communication/reading skills.

PARKING is available, free-of-charge, on the driveway. Two mid-size vehicles are allowed, but they must be parked with one in front of the other. This way, any person staying in the main house will not have their vehicle blocked.

ACCESS to this 2 bedroom / 1 bathroom suite is via the pathway through the arbor along the West side of the house. There is a lock box {code provided morning of check-in} on the right side of the gate that holds the suite key for self/24-hour check-in. The suite is then accessible after walking through the tiki garden and the screened patio.

CHECK-IN can commence on any day of the week, if available, and we do not charge extra for weekends. Check-in time is 4:00 P.M. Eastern Time and check-out time is 11:00 A.M. Eastern Time, OR guest can choose a 6:00 P.M. check-in and a 1:00 P.M. check-out if the Owner is advised BEFORE the rental agreement is drafted.

Please be aware that this property has regular/complete/professional exterminating service {Contessa Pest Control in Lake Worth can confirm}. However, since it is ground-level surrounded by abundant vegetation located near the water in hot and humid South Florida with frequent rainfall, a bug may slip in one of the doors, particularly when there are a lot of people in and out of the property. If there is a chance this may be a problem for you and/or any of your housemates, we kindly suggest booking upper-floor hotel rooms instead. {Be sure to check the hotel reviews before booking, as most are currently experiencing a severe housekeeping shortage}. Also, as stated, the pool is heated from November to May. Since it is located in South Florida, many guests prefer to not have it heated. Therefore, it is only heated upon request during the above dates and guests must notify us at least 2 days prior to their arrival date.

Stay TOGETHER and forget about booking tacky, noisy, impersonal, expensive hotel rooms with no PRIVATE swimming pool and hot tub!

The entire 3 bedroom / 2 bathroom home {sleeps 10} can be rented, with a 6 night minimum, and dogs are allowed in this case only. Also, the outdoor grill and vintage glamper are only available to guests who rent the entire home. Please see below rates and/or PalmBeachCountyVacationRental.com if interested.

~ Always Rent OWNER-DIRECT if you desire prompt and excellent service that a management company is rarely able and/or willing to provide. Also, this way you will avoid paying the huge "Service Fee", etc., that large vacation rental sites charge, while using unsafe/third-party/overseas payment system software that frequently gets hacked. ~
